The Ontario Building Code 2012 requires a minimum ceiling height of 1950mm over the entire floor areas and anywhere that is typically used as a means of egress, such as headroom areas over the stairs. This could vary depending on the shape of the ceiling areas or project specific requirements. Often, HVAC ducts or low beams in the basement create height restrictions which don't allow the minimum required height to be achieved. In those cases, HVAC and structural modifications may be required to provide or exceed the minimum required height. Creative layout plans can also hide some of the clearance deficiencies and minimize the changes required.
